Commercial Energy Performace Certificate (EPC)

What is  Commerical EPC?

A commercial EPC (Energy Performance Certificate) estimates the carbon emissions of a commercial building. In some industries, this is very important, for example, if your product is marketed with carbon footprint information. It is expected this will be more common in the coming years and carbon trading is expected to extend to all business in the UK.

Why would I need a commercial EPC?

Now all commercial properties for sale or rent require an EPC. Commercial properties are any property where business rates are paid rather than a council tax bill. EPC certificates are required for shops, offices, restaurants, hotels, bed and breakfasts, factories, workshops, garages, warehouses, some agricultural sheds and more.

Minimum Energy Efficiency Standards (MEES)

There are now minimum energy efficiency standards for renting commercial property in the UK, so you cannot rent a property that emits too much carbon for its size. We can offer a service to landlords to advise on measures to meet the minimum standard, look for grants for you and register exemptions in certain circumstances. Contact us for advice on this regulation.

What happens during a commercial EPC?

The building is surveyed by our assessor looking at lighting, insulation, heating services, hot water provision, air conditioning, mechanical ventilation etc. The survey usually takes between one and three hours depending on the size and complexity of the property. A commercial EPC can only be assessed by an accredited Non-Domestic Energy Assessor. Our fully qualified and accredited energy assessors offer a flexible and friendly service. We will arrange to survey your building at a time that is convenient for you.

What do I get from a commercial EPC?

A Commercial EPC gives a building an energy rating from A to G based on carbon emissions from the building services.

The Commercial EPC also gives a benchmark score so you can compare buildings.

The Commercial EPC gives a separate recommendation report that has recommendations for ways to reduce the buildings carbon footprint.
