Domestic Energy Performace Certificate (EPC)

What is a domestic EPC?

An EPC (Energy Performance Certificate) estimates the running costs of a house or flat so you know what your expected bills will be when you rent or buy a house or flat. It assesses how efficient the property is and makes recommendations for how you could improve the energy efficiency of the property.

Why would I need a domestic EPC?

If you wish to sell or rent a property you will need to get an EPC for that property. If you are putting a property up for rent you may also need to make changes to the property to make it more energy efficient to comply with MEES regulations (see below).

What happens during a domestic EPC?

Your building is surveyed by our assessor looking at loft insulation, boiler, hot water cylinder etc. Our surveys are visual only and we may have a few questions about the property. The survey usually takes about an hour. An EPC can only be created by an accredited domestic energy assessor. Our fully qualified and accredited energy assessors offer a flexible and friendly service. We arrange to survey your building at a time that is convenient for you.

What do I get from a domestic EPC?

The EPC gives a rating on the A – G scale. This is based on running cost per square meter. The more efficient a house is the better rating it gets.

Domestic EPCs show the expected running costs of the property. This can be useful when buying a house as you can compare EPCs between properties.

The domestic EPC provides a list of recommendations, with their estimated install costs. These are designed to help you reduce running costs and save money and energy.
